We have recently produced and published a course on Udemy titled A Guide to Flexible Office Space and it is available at no cost.

We chose this platform because it allowed us to create audio lectures with captions and allowed us to signpost further information and resources to further learning about the flexible office space and workspace market.

The flex space industry grew considerably following the Great Recession of 2008 as businesses sought out agile office space solutions to help bolster themselves against future unexpected global events.

The global Covid-19 pandemic further increased demand for flexible space solutions.

The enforced lockdowns meant that businesses had to utilise remote working teams and this has now elicited investigations as to how businesses may use physical office space in a post-pandemic world.

The business world remains undecided as to how it will incorporate remote working in the future — companies such as Twitter have intimated that they will go fully remote, others such as Netflix would like their employees to return to the office as soon as is viable.

Many others including Apple and Google are opting for the middle ground — a blended approach whereby their staff will work from home some of the time and work from the office some of the time.

This hybrid working approach is one that many other businesses are looking to adopt.

Traditionally leased office space for rent is difficult to experiment with — the average lease term in the UK is 6 years.

The flexible office space market offers solutions on shorter terms and due to their all-inclusive nature and low capex requirements, provide safe testing beds for new operations models.

As the flexible space market has grown, the grey area between leased offices and flexible offices has also broadened and there can often be confusion regarding entry procedure, occupier obligations, exit protocols for various forms of office space and workplace solutions.

We have published this course to try and alleviate some of this confusion.
